Making the Right Choice
Utilizing the auction method of marketing is now an alternative way to market and sell your properties in North Carolina. As real estate auctions become more popular there will be more companies that claim they are legitimate real estate auction firms.
Here are a few questions that can be asked to determine whether or not the auction company is reputable?
Does your company exclusively sell real estate at auction or do you also use the list and sell method?
We are a diverse Real Estate and Auctioneer company. Yes, we do offer the list and sell method as there are homes that will not qualify for an auction. For example, a home with a high loan to value (LTV), a home located in a not so good area, a home where the seller is not motivated or demands top dollar and is willing to wait it out, etc.
While the list and sell method is the exact opposite of the auction method, we believe your first option to look at should be an auction. Then if your home does not qualify for an auction method, then we can discuss other options.
Your best choice would be a company like ours, that specializes in the auction method of marketing real estate because we fully understand how auctions will benefit you and have complete confidence in our ability to sell your property at fair market value.
Does your company exclusively sell real estate at auction or do you also conduct auctions selling other types of products?
There are not many auctioneers that sell real estate by way of auction because of the licensing requirements. However, those that do, like us, may also sell other products such as personal property, farm equipment, and vehicles, etc.
You see this at an estate auction where the home, its furnishings and everything else is to be sold. So, yes, while specializing in real estate auctions, we do conduct other types of auctions. Call us for further information.
Is your company bonded as auctioneers in the State of North Carolina?
Some auction companies that conduct business in the State of North are not bonded. If the company you are interviewing is not bonded in the State of North Carolina, do not trust your real estate to be sold by that company.
Is your company licensed by the North Carolina Real Estate Commission? Any auction company selling real estate in North Carolina must be licensed and have a Broker overseeing every transaction of the auction. If the company you are interviewing is not licensed by the North Carolina Real Commission, do not allow them to sell your property. It would be illegal to do so unless they co-op with a licensed real estate agency.
Is your company a member of the National Auctioneers Association (NAA) and the Auctioneers Association of North Carolina (AANC)?
It is not mandatory that real estate auctioneers be members of the NAA or AANC, but all auctioneers that are members of both associations are required to follow a code of ethics while practicing as a legitimate auction company.
It is our opinion that you should not do business with auctioneers that aren't members of at least their state associations because they may not be looking out for your best interests. Does your company conduct real estate auctions exclusively in North Carolina?
Real estate auction companies from other states that conduct auctions in North Carolina many not understand the North Carolina market and can't give you a "hands on" approach, which may not lead to the successful sale of your property. Like politics, all restate is local.
