IS YOUR HOME MARKET READY?

 

 

Unless you want to sell your home “as is,” i.e., no repairs to be made, let me give you a few suggestions that may help you get the price you want for your home. I cannot tell you the number of homes I have been in whereas the sellers were unaware of what a buyer and/or home inspector, will be looking at.

 

Let me start by talking about curb appeal. Does your concrete driveway have oil stains and/or mildew stains on it? If so, get it power washed. Can you see green foliage growing in your gutters or is it obvious the gutters are full of leaves? If so, get them cleaned. Do have dead bushes or dead trees in front of the home? If vinyl siding, does it need power washing? Does the grass need cut? Are any of the double pane windows fogging up? If so, it may be an indication of a broken seal? Are there any cracks in the foundation? If so, what is causing it?

 

Is your roof showing shingle bleeding? There are companies that can clean it. If you have a chimney, prefab or brick, when was the last time it was cleaned out? How updated is the home? Does it have Formica bathroom and kitchen counter tops or granite? What about the tub and kitchen sink? How old are they? If the refrigerator conveys, what condition is it in? Does it need cleaning?

 

Do the house or certain rooms need painting? Are there gaudy colors that need repainting? Does the carpet need cleaning or replacing? Do all the electrical outlets work? When was the last time you changed out the HVAC filters? Do all the toilets flush easily? Are there stains in the toilet bowls? Does the kitchen stove need cleaning?

 

A home inspector will be much more detailed. For example, he will check the temperature of you hot water, the condition of your water heater, he will get under the home for dampness and duct work condition. He will probably get on the roof and check out the shingles and flashing. He will look at the wiring in your electrical box. He maybe even checks the temperature on your burners on the stove.

The better the condition your home is, the greater the probability you will get a contract without any “subject to” or conditions. It is up to you to determine if you home is market ready for sale.
