Do You Need an Auctioneer, a Buyer’s Agent

or a Seller’s Agent?

DO I NEED AN AGENT TO ACT AS MY BUYER? DO I NEED TO LIST MY PROPERTY OR

TRY AND SELL IT ON MY OWN (FSBO)? I’VE HEARD ABOUT AUCTIONS, BUT AREN’T

THEY FOR DISTRESSED PROPERTIES ONLY? SHOULD I CONSIDER LEASING MY HOME?

Sounds a little confusing, doesn’t it? That’s because it is for the average consumer,

when trying to make tough choices in today’s tough real estate market.

While our emphasis is on “Auctioning“, we realize that a lot of properties will not qualify

for an auction for various reasons. The seller is passive, not motivated (doesn’t really

need to sell), the mortgage loan is close to market value or above (and we can deal with this via a short sale), doesn’t have money for the marketing fee, etc.

That is why we offer a wide range of services to our clients. We know that one shoe size doesn’t fit all.

Below is a brief summary of some options available to you. After reading the information, call us at 252-257-4822 and let’s sit down and discuss your options. There is no cost to you, well… perhaps a glass of sweet tea or a good cup of coffee.

AUCTIONS… IT’S A WIN-WIN SITUATION

This win-win situation is created by the auctioneer, the professional marketing executive trained and experienced at conducting public sales. Auctioneers dedicate many long hours to prepare for and orchestrate a single auction, so that when the gavel falls, the outcome is positive for both the buyer and seller. Some of their responsibilities of auctioneers include:

♦rendering appraisals on merchandise
♦inventory items and tag them for registration
♦seeing that property is secured
♦meeting with bankers, attorneys & trustees
♦advertising the sale
♦repairing and cleaning up items for display
♦keeping financial records of items sold
♦cleaning up the site after the sale.

We are seeing steady growth in the auction industry and the great majority of consumers view Auctioneers as professional, respectful, knowledgeable and trustworthy. Click here Why Sell By Auction and learn more about how an auction might be the best solution to getting your home sold fast.

(Seller’s Agent) SELLING REAL ESTATE

If you are selling real estate, you may want to “list” your property for sale with a real estate firm. If so, you will sign a “listing agreement” authorizing the firm and its agents to represent you in your dealings with buyers as your seller’s agent to help find a buyer for your property. The duties to the seller's agent are very similar to that of the buyer's agent. You will probably be asked to sign a six month listing agreement, whether the current market is slow or hot.

Call us at 919-939-9678 for a free, no obligation, consultation.

(Buyer’s Agent) BUYING REAL ESTATE

When buying real estate, you may have several choices as to how you want a real estate firm and its agents to work for you.

For example, you may want them to represent only you, (as a buyer’s agent). You may be willing for them to represent both you and the seller at the same time (as a dual agent). Or you may agree to let them represent only the seller, (seller’s agent or sub-agent). Some agents will offer you a choice of these services, others may not.

If the real estate firm and its agents represent you, then they must promote your best interest, be loyal to you, follow your lawful instructions and provide you with all material facts that could influence your decisions, and use reasonable skill and care and diligence. Give us a call at 919-939-9678 and let’s discuss your best options.

(Representing Both Buyer and Seller) DUAL AGENCY

You may even permit the listing firm and its agents to represent you and a buyer at the same time. This “dual agency relationship” is most likely to happen if an agent with your listing firm is working as a buyer’s agent with someone who wants to purchase your property. It may be difficult for a dual agent to advance the interests of both the buyer and seller. Nevertheless, a dual agent must treat buyers and sellers fairly and equally. Give us a call today to discuss your options.
